Upon submission of the fence permit, the City inspected the property and rejected it. While the insurance company does not require first floor units to have railings or any hard surface 36” high on the lanai screen enclosures, the City does.

Being Moorings Bay is not a single family residential home, we are subject to a different set of codes. As such, all first floor units must retrofit our enclosure to have a 36” hard surface which can withstand 200lbs of pressure.

Known/Viable Options:

• pickets, like those of the upper floors

• horizontal cables (NEW OPTION)

• clear glass railing, installed in between the sliders and screen closures

Product was only tested on wood frame installation. As such, code compliance only comes with a wood frame application. Manufacturer has no plans to test for aluminum frame applications.
